What an Asphalt Paving Job Looks Like in Stanley

Broadway Street is the downtown spine and it runs a long way, north and south, with banks, the funeral home, the sport shop and the highway retail all strung along it. Pine Street is the second cluster and carries the hospital.

The part that matters commercially is the industrial ground. Stanley has two industrial parks, one of them on Highway 29 at the interchange with rail siding adjacent, and a state correctional facility that's by a distance the largest employer in town. Those are lots with real vehicle loading and real square footage, which is a different conversation from a driveway.

Fewer than seventy units in the whole city have gone up since 2010, so there's very little new driveway in Stanley and a great deal that has been carrying cars since before anyone thought about base depth. Overlay or tear out and replace?

An overlay is new asphalt laid over the old surface. It's roughly half the cost of a replacement, it goes down in a day, and it's the right answer when the existing base is sound and the surface has simply worn out. It's the wrong answer when the base has failed, because an overlay follows the shape of what's underneath. Lay one over a surface that's cracked into squares and those cracks come through the new mat within two or three years, and the overlay only delayed the replacement. That conversation is worth having before the quote, not after.

Our driveway was blacktopped over years ago. Does that change anything?
It changes what we're looking at. An overlay laid on a sound base seals like any other surface and there's nothing to worry about. An overlay laid straight over a failing one is still failing underneath, and sealer on top of that buys appearance and nothing else. Stanley has more of the second than most towns we work in, which is why we'd rather look at the drive than answer from the age of the house.
Can you do the lots out at the business parks by the interchange?
Yes, and that's a different job from a driveway. The ground out by the Highway 29 interchange takes truck loading with rail siding beside it, so what gives way there is rutting and edge break-up rather than a pothole in the middle of the lot. A surface like that wants walking before anyone puts a number on it, so start the conversation ahead of the season rather than during it.

How long does a well-built driveway last?
Fifteen to twenty years if the base was done properly and it gets sealed every two to three years. Without sealing, closer to ten, because oxidation and water take it from the surface down.
Can you pave a gravel driveway?
Yes, and it's common out in the townships. The grading and drainage are most of the job, and the setup on a long drive is spread over more feet.
When can we drive on new asphalt?
Cars after about 24 hours once it has cooled properly, heavy vehicles after several days. In hot weather keep the wheels moving when you turn for the first few weeks, because fresh asphalt scuffs.
