What an Asphalt Paving Job Looks Like in Chippewa Falls
Old housing means old driveways, and old driveways in this valley were often laid thin over a base that was never really built. That's the honest problem in Chippewa Falls: more of the surfaces we look at here are genuinely past sealing than anywhere else we work, and telling somebody that costs us the easy job.
The commercial side is the opposite story. The industrial parks on the east side and out toward Lake Wissota are newer, larger and truck-heavy, with the kind of lots where catch basins and dock aprons carry real weight and fail on a schedule.

Full replacement comes up more often here than in the newer towns, and the reason is that Chippewa Falls has the oldest stock in the valley by a clear margin. A 1950s drive laid thin over unimproved ground has nothing under it to overlay onto, so a new surface follows the same failing shape within a few winters. We say that before quoting one rather than after. Where the base was built properly, an overlay is still the right and cheaper answer.

Chippewa Falls sits on the north bank of the Chippewa River with Duncan Creek running through the middle of it and Lake Wissota about three miles east. The West Hill rises on a bluff west of downtown, so the town has real grade: the hill and the river flats drain completely differently, and pavement on each behaves accordingly.
Chippewa Falls has the oldest housing stock we work in. Thirty-one percent of the city's houses were built before 1940, which is nearly double Eau Claire's share and eight times Lake Hallie's. Only about 16 percent has gone up since 2000.
The West Hill historic district is the clearest example: 163 contributing properties across 66 acres, running from 1870s lumber-baron mansions to 1950s ranch houses, sometimes on the same block. What that means practically is narrow drives, steep approaches, tight turns beside a house, and a lot of hand work. It's not a spray-and-go town.

Overlay or tear out and replace?
An overlay is new asphalt laid over the old surface. It's roughly half the cost of a replacement, it goes down in a day, and it's the right answer when the existing base is sound and the surface has simply worn out. It's the wrong answer when the base has failed, because an overlay follows the shape of what's underneath. Lay one over a surface that's cracked into squares and those cracks come through the new mat within two or three years, and the overlay only delayed the replacement. That conversation is worth having before the quote, not after.

Base, graded and compacted
Compacted in lifts to the right depth for what will drive on it. A driveway and a lot that takes delivery trucks need different bases, and building both the same way is how one of them fails early.
Lay and roll
Hot mix laid to the design thickness and rolled while it's hot. Compaction is time-limited, which is why paving is a day that runs to the weather.
Tell you when to seal it
Not this year. New asphalt needs six to twelve months to cure before its first seal, and sealing too early traps the oils and does more harm than leaving it alone.
