The Claims You Never Want to File

Most of what makes a lot look neglected is also what makes it a claim. It's worth seeing the list the way an adjuster would.

A sunken catch basin is the usual one. The collar settles, the surface around the grate dips, water ponds in the dip, and by January the dip is a sheet of ice somebody walks across between their car and your door. Industrial Yards and Loading Docks

On an industrial site the car lot is the easy part. The yard, the docks and the truck routes are where the surface actually earns its keep.

Where trucks turn and where they stop, asphalt ruts rather than cracks. A loading dock apron takes the same wheel path several times a day and the load is concentrated where the trailer sits, so the surface deforms before it ever breaks up. Skinning over a rut puts a smooth layer on a moving base and buys a season.

The fix is full-depth: the failed area is saw-cut, the bad material comes out, and it gets rebuilt to the base rather than patched on top. Where turning traffic concentrates in one place, concrete rather than asphalt is often the right answer, and that's a conversation worth having at bid time rather than after the second repair. Self-Storage Facilities

A storage facility is mostly drive aisle. Every customer drives past every unit on the way to their own, so the pavement is most of what a visitor sees, and cracking or heave between the rows is the first thing anybody touring the site reads as neglect.

That's the state asphalt association arguing against the thing we sell most of, and it's right. Sealer preserves a sound surface. On a lot with base failure it is paint over a problem, and the problem carries on underneath where nobody can price it.

So when we walk your lot you get told which areas are sound enough to seal, which need repair first, and which can wait a season, area by area with a date against each one. Some of those dates are next year.

Why do dock aprons and truck yards fail differently?
Because they rut rather than crack. Turning and standing traffic concentrates load in the same wheel path, so the surface deforms before it breaks up, and a thin patch over a moving base buys one season. Full-depth repair is the fix, and where turning traffic concentrates in one spot, concrete is often the answer.

Sealer covers the existing lines, so anything sealed gets restriped, and that is the moment to get them right. We mark accessible stalls, access aisles and symbols to the required dimensions and can advise on stall counts and signage.
