What an Asphalt Paving Job Looks Like in Augusta

Lincoln Street is the commercial spine, carrying Highway 12 east and west through town, with the bank, the hardware store, the pharmacy, the clinic and most of the food and drink strung along it. Stone Street is the secondary cluster.

Industrial Drive at the west end is where the square footage is. Augusta has a genuine industrial base for a town of 1,567, including the plant where Bush's baked beans were first made, and that's loading dock and truck yard surface rather than parking lot. It fails differently and it gets specified differently.

Bridge Creek and Diamond Valley Creek run through town, both trout water, which is a nicer way of saying there's more groundwater under this town than under most.

Augusta has the oldest building profile of any town in the southern half of the service area. A third of its houses were built before 1940, more than three quarters before 1980, and just seven units went up in the entire 2010s.

So the honest starting question here is rarely what color sealer. It's whether the drive under it's still worth protecting. On a good number of Augusta drives it very much is, because a well-built old surface outlasts a badly built new one. On others the base gave out years ago and no coating changes that.

Overlay or tear out and replace?

An overlay is new asphalt laid over the old surface. It's roughly half the cost of a replacement, it goes down in a day, and it's the right answer when the existing base is sound and the surface has simply worn out. It's the wrong answer when the base has failed, because an overlay follows the shape of what's underneath. Lay one over a surface that's cracked into squares and those cracks come through the new mat within two or three years, and the overlay only delayed the replacement. That conversation is worth having before the quote, not after.

The setup on a long rural drive is spread over more area than on a short town one. If you've been told a long drive is prohibitive, it's worth a second number.

It changes what matters. Augusta has two creeks through it and shallower groundwater than most towns we work in, and wet subgrade heaves harder in a freeze than dry subgrade does. Almost nothing new has been built here. Does that make it harder to price?

How long does a well-built driveway last?
Fifteen to twenty years if the base was done properly and it gets sealed every two to three years. Without sealing, closer to ten, because oxidation and water take it from the surface down.
Can you pave a gravel driveway?
Yes, and it's common out in the townships. The grading and drainage are most of the job, and the setup on a long drive is spread over more feet.
When can we drive on new asphalt?
Cars after about 24 hours once it has cooled properly, heavy vehicles after several days. In hot weather keep the wheels moving when you turn for the first few weeks, because fresh asphalt scuffs.
