There's a 253-acre logistics park here with about 3.4 million square feet of industrial building planned on it, a distribution center on 95th Street and the business park's rail-served sites. Truck-court pavement fails at the base rather than at the surface, because a loaded trailer parks, turns and lands its gear in the same square yard every day. Filled vs. repaired

The pothole that comes back every spring is being filled rather than repaired. Cold patch is a temporary measure and an honest one when it's sold as that: it's loose material tamped into a hole, with no bond to the sides and nothing done about the failed base underneath. It gets you through a winter. A real repair means cutting a clean square back to material that's still sound, taking out everything soft below it, putting the base back and compacting it in lifts, then laying hot asphalt and rolling it. The patch ends up stronger than what is around it, which is why the failure doesn't come back through the middle of it.

Werner Electric's headquarters and regional distribution center is on 95th Street South, a 122,000 square foot building on 20 acres that has since been expanded. 3M has run chemical operations here since 1947.

The newest ground is bigger still. Cottage Grove Logistics Park is a 253-acre site with nine industrial buildings planned, about 3.4 million square feet, with direct access to Highway 61, I-494 and I-94. Innovation Village is another 223 acres along 61, opened up by the 100th Street extension and a bridge over the CPKC railroad and aimed at logistics and distribution. The retail corridor is East Point Douglas Road South, with Cottage Grove Plaza and Gateway Center on it and a Walmart built on part of the old drive-in site; the rest of that ground is 73 developable commercial acres at Innovation Road. Three clinics serve the city, and the public campus is City Hall and public safety on Ravine Parkway with the HERO Center training campus and range next to it.
