Overlay or tear out and replace?

An overlay is new asphalt laid over the old surface. It's roughly half the cost of a replacement, it goes down in a day, and it's the right answer when the existing base is sound and the surface has simply worn out. It's the wrong answer when the base has failed, because an overlay follows the shape of what's underneath. Lay one over a surface that's cracked into squares and those cracks come through the new mat within two or three years, and the overlay only delayed the replacement. That conversation is worth having before the quote, not after.

Our yard is used by tractor units. Is that the same job as a parking lot?
No, and it's worth saying so up front. A yard that takes loaded trailers needs a heavier section and wider turning room, and it fails as rutting in a repeated wheel path long before it fails as a hole.
