Sealer is a wear layer. It renews a surface that's sound and it slows the sun and water that age one, and it does nothing at all for a base that has gone. On a failing lot it's paint over a problem, and the problem carries on underneath where nobody can see it to price it.
We bid patching and paving as well as sealing, so there is no version of this where selling you the wrong one is in our interest. When we walk your lot you get told which areas are sound enough to seal, which need asphalt repair and patching first, and which can wait a season. Some of those areas come back marked for next year, which is answer you get.

Edges, aprons, around drains and islands. Hand work, because a spray wand at the edge either misses it or covers your concrete.
Sealcoat, twice on high-wear areas
Turnarounds, entrances and drive lanes wear faster than the rest and get two. The rest of the lot gets one, because a second coat there adds no life.

What Moves the Number
Square footage is only half of it. What moves a commercial sealcoat price is how much crack filling the lot needs, whether there are areas that have to be cut out and patched first, how much hand cutting the edges take, and access. Anything we find that changes the number gets said before we start, not after.
The bands we quote from are published on the sealcoating page, and a lot gets a real number after a walk rather than a figure off a map. Sealcoating is rarely the only thing a lot needs, and sequencing matters: repairs come before sealcoat, and sealcoat comes before stripes. Out of order means paying twice for the same square foot.
