Residential sealcoating runs about $0.15 to $0.25 per square foot, and a typical Chippewa Valley driveway is 800 to 1,200 square feet. What moves it inside that rate: how much crack filling the blacktop needs, whether any area has to be cut out and patched first, and how much hand cutting the edges and the garage apron take. Anything we find that changes the number gets said before we start, not after.
What Sealer Does for Gray Blacktop
A driveway goes gray because the asphalt binder at the surface has oxidized away and left the stone in it exposed. That's the point where water stops running off and starts soaking in, and here the winter works on whatever the surface is holding. Sealer is a wear layer: it takes the sun, the salt and the freeze so the blacktop underneath doesn't, and it puts the black back at the same time. Asphalt sealcoating in Eau Claire runs on a two to three year cycle. The estimate says where yours sits in it.
The part that decides whether it holds happens before anything looks different. Sealer doesn't stick to dirt, it doesn't stick to oil, it doesn't bridge an open crack, and it doesn't cure in the cold. Almost every failed driveway in this valley failed for one of those four reasons, and all four happen before the sealer comes off the truck. It's also why a thin coat over a dirty driveway looks identical to ours in September. You find out in the second spring.

- It was paved last year and still looks blackNew asphalt needs to cure before its first seal, usually 6 to 12 months. Too early is a real thing and we would rather book you for next season. Depends, send a photo
- Cracked into squares, like dried mud, and it flexes underfootThat's the base failing, not the surface. Sealing it hides the problem for one season and wastes your money. Those areas get cut out and patched. Needs replacement
- Potholes, or a low spot that holds water after rainRepair first, seal after. Standing water is usually a grade or a drainage problem and it'll take the new sealer with it. Needs replacement

How a Driveway Sealcoat Goes
Cracks first, hot. Then the sealer.
We look at it and price it
Free either way. If the blacktop's gone past what sealer can help, we say so then rather than taking the job.
Clean and prep
Blown down, edges trimmed back where the grass has crept in, oil spots primed. Sealer won't bond to any of those, and skipping that step is the most common reason a job fails early.
Crack filling, hot
Anything over about a quarter inch gets direct-fire rubber at 400 degrees, which flows into the crack and bonds to its walls. Cold pourable filler sits on top and pulls away by the second winter.
Cut in by hand
The edges and the garage apron get cut in with a brush. A spray wand at the edge either misses it or covers your concrete, and the line where the sealer meets your garage door is the first thing worth looking at when we're done.
Sealcoat, twice on high-wear areas
The turnaround and the tire tracks wear faster than the rest and get two. The rest gets one, because a second coat there adds no life.
Cure, with the number in writing
Usually 24 hours before a car and 48 before anything heavy, or before turning the wheels while stopped, which is what scuffs fresh sealer. It moves with the temperature and humidity that afternoon, so you get the real number on the day.
The Eau Claire Sealcoating Season
Sealer doesn't cure on a date you pick. It cures on a temperature, and in Eau Claire that shortens the year considerably.
The material needs 50 degrees on the pavement and in the air, holding through the night, and overnight lows decide it far more than the daytime high does. By NOAA's climate normals only June, July and August average above 50 overnight here, which is why late September rarely qualifies even when the afternoon feels right. Sealing runs roughly May through early October when the weather cooperates, and rain moves a booked day, so the calendar tightens as the season goes on.
Crack filling has the opposite deadline. Eau Claire pavement crosses freezing about 90 times a year, worst in March and November, when an open crack takes water down into the base and every cycle pries it further apart. When a Driveway Needs Repair First

That's the state asphalt association, on the record, arguing the limits of the product we sell most of. It's worth reading twice if somebody has quoted you sealcoating on a driveway with potholes in it.
Sealer renews a surface that's sound. It does nothing at all for a base that has gone. Areas cracked into squares like dried mud, or that flex under your foot, need cutting out and rebuilding, and sealing over them hides the problem for a season.
